Q: My yr lease ended in my apartment and when I moved in I had to pay a $200 non-refundable pet deposit for any damages that would incur from my cat. Additionally I paid $25 extra month for the cat. When I moved out they did not do a final walk thru with me present despite my asking. I just received a bill saying I had to pay $10 for a odor bomb. Wouldnt this charge be included with the $200 i paid? Also I am being charged $25.00 to fix a hole that was drilled by Direct TV to bring the cable inside through the wall. It was professionally and cleanly done by the installer. At the time of signing the lease we specifically asked if we could have DirectTv installed and was told yes as long as nothing was drilled through the balcony railings and the dish did not hang over the balcony or be secured to the roof. We were not told we could not drill through the wall. And what other means would the cable be able to come inside but through a wall? I paid extra to have the dish mounted without drilling to the balcony.
A: Landlords and tenants gotta' play by the rules, which is what the Residential Tenancy Act is all about. Check out the archives on when and how a landlord can hold money back from a security deposit. You'll also want to ask your landlord what section of the Act permits him to charge a $200 non-refundable pet deposit, and what section gives him the authority to charge $25 a month for a cat. Knowledge is power in this business. Don't get pushed around.
